The respondent shall provide heating, ventilation, and air conditioning (HVAC) system maintenance, preventative and repair services to ensure proper functioning, efficiency and longevity of the systems, subsystems, and components considered as part of an HVAC system. HVAC Maintenance and Preventative Services The respondent shall perform the following tasks: Routine Inspections 1. Conduct regular visual inspections of HVAC systems, including filters, ducts, coils, condensate drains, refrigerant levels, thermostats, and other components. 2. Evaluate the overall condition of the HVAC units to detect any potential issues. 3. Inspect and test system safety features to ensure proper operation and safety compliance. Air Filter Maintenance 1. Inspect and replace air filters 2. Clean or replace filters, preventing airflow obstructions, reduce energy consumption, and maintain system efficiency. Cleaning of Components 1. Clean evaporator and condenser coils to prevent dirt buildup that can reduce system efficiency. 2. Clear drain lines and ensure they are functioning properly to prevent water damage or mold growth. 3. Clean and inspect blower components, including fans, motors, and blades, to ensure optimal airflow and prevent overheating. Refrigerant Check 1. Check refrigerant levels to ensure they are at optimal levels. If levels are low, check for potential leaks and recharge the system as necessary. 2. Inspect refrigerant lines for damage and ensure proper insulation to prevent energy loss. System Calibration 1. Test all thermostats and ensure proper calibration to maintain accurate temperature control. 2. Recalibrate or adjust thermostat settings to optimize system performance and energy consumption. 3. Test systems’ heating and cooling functions to ensure they respond to temperature settings accurately. Inspection of Ductwork 1. Inspect the duct system for signs of leaks, blockages, damage, or indication of mold growth. 2. Check for proper insulation and airflow to prevent energy loss. 3. Recommend repairs for any identified issues that can affect system efficiency.
