The selected contractor shall be responsible for the following tasks: 2.1 Assessment and Pre-Remediation Preparation a) Conduct a comprehensive site assessment to determine the extent of mold contamination. b) Develop a Mold Remediation Plan in accordance with industry standards such as the IICRC S520 Standard for Professional Mold Remediation. c) Identify and document sources of moisture intrusion and recommend corrective actions. d) Obtain any necessary permits or approvals for remediation work. e) Establish containment areas using negative air pressure and HEPA filtration to prevent cross-contamination. f) Post appropriate warning signage at work areas. 2.2 Mold Removal and Remediation a) Remove all mold-contaminated materials in compliance with local, state, and federal regulations. b) Use HEPA vacuuming, damp wiping, and other industry-approved cleaning methods to remediate non-porous and semi-porous surfaces. c) Apply EPA-approved antimicrobial agents to treated surfaces to prevent regrowth. d) Dispose of all contaminated materials in accordance with applicable regulations. 2.3 HVAC and Air Quality Remediation a) Inspect and clean the HVAC system, including ductwork, coils, and filters, to remove mold spores. b) Install new high-efficiency particulate air (HEPA) filters as needed. c) Conduct air quality testing pre- and post-remediation to verify effectiveness.
