Specifications include, but are not limited to: PARKING Lessor shall provide off-street parking as required in the attached room schedule, local codes and ordinances. Lessor shall provide the required amount of ADA and ADA van accessible parking spaces mandated by ADA / TAS and local ordinances. All non-handicapped parking spaces shall be for full-size vehicles where allowed by code. Parking must be under the direct control of the lessor and must be located within a reasonable distance of the entry to the lease space, as determined by TXDPS. The parking area shall be covered with a hard surface material with sufficient durability to withstand high volume traffic and all weather conditions. If needed, and as determined by TXDPS and Texas Facility Commission (TFC), the parking area(s) shall be resurfaced and/or repaired to a like-new condition, including markings. Dumpster location pad and access shall be concrete and able to withstand typical waste hauling vehicles. Provide enclosure with gates. The parking area must have drainage adequate to prevent accumulation of water. Secured gated parking is preferred to include electrical connection for access gate control system. ENERGY Lessor shall comply with all of the requirements of the Texas State Energy Conservation Office building energy code requirements for state-funded buildings. Lessor shall comply with American Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE)/ Illuminating Engineering Society of North America (IESNA), Energy Standard for Buildings, ASHRAE/IENSA Standard 90.1-2010.
