Specifications include, but are not limited to: The Dallas Independent School District (Dallas ISD) is soliciting Sealed Request for Proposals from interested and qualified property owners/developers for the development and construction of a build-to-suit facility to house a Pre-K through 8th grade school facility. The Dallas ISD will consider proposals for leasing the proposed school development, with an option to purchase under a lease-purchase agreement, purchase proposed raw land enabling the district to develop a school under a formal construction solicitation or purchase an existing building which could be renovated to meet the District’s needs for the Downtown school. a. Interested parties must own or control property within the area indicated and as shown in Exhibit A included within this solicitation document (see page 38.) b. Interested parties must have the capacity to fund/finance the construction of the proposed school development based on the options the District is considering in this solicitation. c. The proposed school development must meet the education specifications for a Pre-K through 8th grade school facility capable of housing approximately 440 students. These particular educational specifications are also included within this solicitation document as Exhibit B. d. The proposed development and or property which the District will consider must measure a minimum of 40,000 square feet, have adequate parking to serve the school, provide an outdoor play area(s), and provide adequate queuing lane(s) for student pick-up and drop-off and school buses. Please see the specified Elementary School and Middle School Educational Specifications in the Exhibit B section of this solicitation. e. Interested parties should provide an overview of their company and the professional qualifications of key personnel. f. Interested parties should provide a description of the property proposed to be used for the construction of the school facility, including street and DCAD addresses and the size of the parcel or parcels. g. Proximity to major thoroughfares, public transportation stops/stations, and public parks. h. Proximity to higher education facilities and public libraries.
