Specifications include, but are not limited to: This lease shall be for a period of five (5) or ten (10) years beginning February 1, 2020 or sooner. Location: • Location Requirement: In accordance with Chapter 244, Texas Local Government Code, the site may not be located within 1,000 feet of a residential area, a primary or secondary school, property designated as a public park or public recreation area by the state or political subdivision of the state, or a church or synagogue, or other place of worship. Occupying agency will review bid sites for compliance. Lessor shall verify compliance within proposal. • Travel to and from the proposed property must allow compliance with TDCJ policies that include maintaining a distance of at least 500 feet from a child safety zone. • Accessible by Public Transportation. Bus stop with an accessible route to the office site is preferred within close proximity of the site. Building: • Entire agency space shall be contiguous and located on a single floor. Stucco will not be acceptable as an exterior wall finish. • State Energy Conservation Office Compliance Certification: Lessor must comply with all of the requirements of the Texas State Energy Conservation Office building energy code requirements for state funded buildings. Lessor must submit to TDCJ and TFC a copy of the certification by the design architect or engineer that verifies the construction or renovation complies with the standards that are established under 34 TAC 19.34, including engineering documentation. A water compliance form is required for buildings greater than 10,000 sf. • Canopy or Covered Exterior Doors: Provide overhead cover at all exterior door locations (Ex: canopy over hangs or entries recessed towards in the interior of the building). • Visitor Waiting Area Vestibule: Buildings with a minimum of 300 sf visitor waiting area shall be designed so that the lobby/visitor waiting area is equipped with a vestibule to aid in reducing the infiltration ' of outside air into the space. • Client Screening Area: Provide a privacy wall for security wanding and screening clients, prior to entering the interview area. • Ceiling Heights: Ceiling heights will be at a minimum of 11' high ceilings in open public areas and 9' high in office areas. • Preoccupancy Dumpster: Lessor shall provide a dumpster or cardboard recycling container during the 30 day preoccupancy period. • Clean Building: Lessor shall clean the building twice prior to lease commencement. Once before furniture move in and a second time before the building is occupied. • Landscaping: All landscaping shall be completed prior to occupancy.
