Specifications include, but are not limited to: 1. CONTRACTOR SHALL PROVIDE SERVICES TO PAINT THE INTERIOR OF EACH UNIT INCLUDING BUT NOT LIMITED TO WALLS, CLOSETS W/ SHELVING, DOORS, DOOR TRIM, WINDOW TRIM, WOODBASEBOARDS, AND MISCELLANEOUS TRIM. PRIOR TO PAINTING, ALL HOLES, SCRATCHES, AND CRACKS SHALL BE REPAIRED. VENDOR SHALL PROVIDE THE FOLLOWING: --REPAIR HOLES/SCRATCHES/CRACKS TO INCLUDE SCRAPING AND SANDING AS NEEDED -- BRUSH/ROLL (ONLY) TWO (2) COATS OF PAINT ON ALL INTERIOR WALLS, CEILINGS, AND (INTERIOR AND EXTERIOR) DOORS --PAINT (TWO (2) COATS) ALL INTERIOR TRIM --INTERIOR OF ENTRY DOORS TO BE PAINTED - SPRAY PAINT WILL NOT BE USED IN ROOMS. EXTERIOR FRONT DOOR AND TRIM WILL BE PAINTED. THE CONTRACTOR MUST CONTACT THE HOUSING REPRESENTATIVE TO INSPECT PAINTING BETWEEN THE APPLICATION OF COATS 1 AND COATS 2. FAILURE TO NOTIFY THE HOUSING REPRESENTATIVE OF THE NEEDED INSPECTION WILL RESULT IN THE NEED FOR A 3RD PAINT APPLICATION. 2. CONTRACT SHALL PAINT ONE (1) ACCENT WALL PER UNIT. THE ACCENT WALL SHALL BE IDENTIFIED BY UTSA. 3. ALL SURFACES TO BE PAINTED SHALL BE CLEANED OF ALL DIRT, GRIT, GREASE, MOLD, MILDEW, FOREIGN OBJECTS, AND ALL DAMAGED PAINT. SURFACES SHALL BE ALLOWED TO DRY COMPLETELY PRIOR TO PAINTING. COVER ALL FURNITURE/FLOORS/COUNTERTOPS/WINDOWS/DOOR HARDWARE WITH TAPE AND/OR DROP CLOTH --FURNITURE TO BE MOVED BY CONTRACTOR (WITHIN ROOM AS NEEDED) -- BATHROOM WALLS AND CEILNG MUST HAVE MOLD INHIBITOR APPLIED WITH PAINT --TUBS/SINKS MAY NOT BE USED FOR CLEAN UP 4. CAULKING: FOR EACH UNIT PAINTED, THE OLD CAULKING WILL BE REMOVED BY SCRAPING. CONTRACTOR SHALL CAULK A 1/4" BEAD AROUND EACH KITCHEN SINK, BATHROOM SHOWER TUB AND BATHROOM COUNTER SINK(S). 5. SMOKE DETECTORS AND FIRE SPRINKLERS MUST BE COVERED DURING PAINTING OF EACH ROOM: OPERATIONS WILL BE CONTACTED DAILY (IN THE MORNING WHEN WORK BEGINS AND IN THE AFTERNOON WHEN WORK ENDS) TO ENABLE BYPASS OF THE FIRE SUPPRESSION SYSTEMS. 6. Neighborhood Center 11 MOP SINK WILL BE THE DESIGNATED PAINT CLEAN UP AREA –CONTRACTOR MAY USE ONE UNIT IN EACH BUILDING FOR SUPPLIES STORAGE. HRL WILL PROVIDE DUMPSTERS FOR THE DISPOSAL OF PAINTING MATERIALS. ALL TRASH MUST BE DISPOSED OF DAILY. 7. CONTRACTOR WILL BE REQUIRED TO ATTEND AND PRESENT AT WEEKLY PROGRESS MEETINGS TO UNIVERSITY REPRESENTATIVE. (DAY, TIME AND LOCATION TO BE DETERMINED.)
