Specifications include, but are not limited to: Contractor shall provide all labor, materials, equipment, permits and installation for the renovation and cleaning of the exterior concrete walls of the Medical School Building (MSB) of the University of Texas Health Science Center at Houston. Work includes power washing exposed precast concrete; routing and sealing cracks in precast concrete; repairing spalls in precast concrete; replacing deteriorated and/or disbanded sealant at concrete-to-concrete joints, concrete-to-window frame joints, and other exterior joints; application of clear weather repellent sealer to concrete. Refer to Project Manual, Exhibit C, for all specifications and requirements related to the project. - If a traffic plan is required, the University shall be responsible for obtaining such documents. - All vertical surfaces of the building (concrete/granite) shall be considered a part of the scope of work including, but not limited to: any stairwells, floors above Memorial Hermann Hospital on North side of MSB (facing North MacGregor street), all sides of the penthouse. - It is expected that the selected contractor will clean the building surface first and make note of any repairs that will need to be made. o After cleaning is complete contractor will then go back and make any required repairs, apply sealant, etc. utilizing the unit costs. - All breezeway support columns shall be cleaned and repaired. - The University will be responsible for davit/tie back inspection/repairs. - The University would prefer 7-10 days’ notice for all closures of stairwells, building entrances, etc. - There are water connections accessible in the penthouses. - MSB Measurements o Height : 174’ o Length: 500’ o Width: 188’ - MSE Measurements o Height : 174’ o Length: 179’ o Width: 188’ - Waste water manifest will be required by the winning contractor. Contractor shall be responsible for removing any waste or debris from the job site and keeping the surrounding area clean at all times. Contractor shall clean the outside windows at medical school building. Windows shall be washed clean and free of streaks, smears, and visible soap residue. Paint specs, foreign debris, and window frames that need scraping are not included in THIS scope or work. Contractor must furnish all equipment and supplies needed to carry out the window washing services specified at no extra cost to the university. A Safety Data Sheet (SDS) will be supplied for all products being used to wash and clean the windows. Window washers will close off areas and post signs indicating the areas are closed to pedestrian traffic when working over entrances, traveled walkways, or any area where people might cross below the workers. In addition, the ground level equipment or rope coils shall be marked off with cones and signs warning pedestrian traffic. These areas should be discussed and agreed upon by the contractor, project manager, and team maintenance leader for each building prior to any work taking place. Any damage to windows, buildings, sidewalks, or roofs shall be reported immediately to the building maintenance leader and project manager. Contractor shall notify the building maintenance leader and project manager of any deterioration in windowsills or frames.
