Specifications include, but are not limited to: The awarded vendor is to visit all 17 sites to do the following inspections: Annual Preventive Maintenance Inspection ● Check entire chiller operation for unusual conditions ● Check alarm log and check operation & safety controls ● Inspect oil sump oil level of each compressor while unit is off ● Check current draw on condensing fan motors and compressors ● Inspect electrical panel & electrical components for deficiencies ● Verify pressure differential across chiller ● Verify proper water replenish ● Check and record compressor & evaporator pressures and temperatures ● Check chilled water pump for proper operation ● Observe liquid line sight glass on EXV for bubbles ● Check and record system subcooling ● Inspect condenser coils for dirt and debris ● Check barrel heaters are operational ● Vacuum the electrical panel ● Re-torque all of the electrical connections ● Verify and correct refrigerant charge as needed ● Check condensing fans for worn bearings ● Check oil sump level while unit is off and replenish if needed ● Perform compressor oil analysis and determine system moisture, acidity. Include lab data analysis per compressor in the final inspection report. Change oil if required and schedule with HVAC supervisors. ● Check refrigerant filter condition, replace if necessary ● Leak test the chiller ● Inspect all piping components for leakage and damage ● Clean out any inline strainers ● Clean and repaint any areas that show corrosion ● Inspect that the condenser coils and clean-wash if necessary
