Specifications include, but are not limited to: Site Preparation o Site prep includes demolition of existing structures if indicated on the bid document. o Add fill sand as necessary to properly elevate foundation location and promote proper site drainage away from foundation and off property. o All demolition and site work shall be according to the General Specifications and comply with all codes and ordinances of the city in which the work is performed. Concrete o All concrete slabs and flatwork shall be according to the plans and meet all code requirements. o Driveway and sidewalk shall be dimensioned as per site plan or as detailed in the bid document and shall comply with local code requirements. o All concrete shall have a minimum 28-day compression strength no less than 3000 P.S.I. with a maximum slump of 6" for foundation and 3500 P.S.I. for drive way and sidewalk. o Slab and beams shall be as shown on detail. o All porches shall be poured monolithically with main slab. The front entry shall be at the same level as the front porch to meet accessibility standards. o Top of slab shall be minimum 5 1/2" above existing grade. o #5 re-bar set at 12" O.C. shall be stubbed out of main slab and porches for driveways and sidewalks. Re-bar shall extend into slab, driveways, porches and sidewalks a minimum of 24". o Driveways shall have a minimum slope away from house of 1/8" per foot. o All slab area must be termite treated. o All slab area must be covered with 6 mil polyethylene sheeting with 18" overlap prior to setting re-bar. o Contractor shall provide a 10 year warranty from the date of Occupancy. During the warranty period, the Contractor shall also be responsible for repair of any structural and cosmetic damages, interior or exterior, related to failure of the foundation system. Framing and Exterior o All framing shall be in accordance with the General Specifications and meet all code requirements. o All wood in contact with concrete shall be Penta-treated or Wolmanized. o Finger -joint members shall be acceptable where code allows, all other members must be #2 yellow pine minimum. o All studs in load bearing walls shall not exceed 16" O.C. o All studs in non-load bearing walls shall not exceed 24" O.C. o All rafters shall not exceed 24" O.C. o Hip and valley rafters along with ridge boards shall be one size larger than rafter size. o No rafter shall be smaller than 2" X 6". o No ceiling joist shall exceed 24" O.C. o All ceiling joist spans and sizes shall be code approved. o All headers shall be a minimum of 2, 2" X 6" #2 yellow pine. o All main plumbing walls shall be framed of 2" X 6" yellow pine. o All roof framing shall meet code requirements. o All roof decking shall be 1/2" CDX plywood with ply-clips set between each rafter. Code approved 7/16" O.S.B. shall also be accepted. o All roof bracing shall be according to plans, the General Specifications and meet all code requirements. o Engineer-designed roof trusses may be used in lieu of conventional framing. o Two Simpson H2.5 "hurricane" clips shall be installed on every rafter tail. o Ridge vents shall be installed along with sufficient soffit vents to meet code requirements. o Corner wind bracing shall be installed as follows: minimum 7/16" O.S.B. for a minimum of 48" from corner. Sections of walls longer than 25’ shall be braced with same. o All other exterior wall sheathing shall be minimum R-3 rigid foam.
