Specifications include, but are not limited to: A. Preconstruction Services – The selected firm will participate in the review of the design during the Construction Documents (CD) design phases. The selected firm will also be required to attend scheduled design meetings to assist the Owner in meeting the project requirements. The selected firm will work with the architect (AE) and Construction Manager at Risk (CMAR) to receive, review and incorporate responses to comments during preconstruction services. B. Inspection – The selected firm is to ensure that all commissioned systems perform as intended by the Owner. The Cx Agent may provide complete Enhanced Building Commissioning services, as defined by the most current or applicable LEED Green Building Design and Construction Edition, Energy & Atmosphere Credit 3. The Cx Agent will be contractually obligated to the Owner, and will become a member of the Project Team. The Cx Agent will be directly contracted to the Owner, so no conflict of interest shall exist between the Cx Agent and other members of the Project Team. C. TAB – The selected firm will perform a total system balance in accordance with the most current or applicable Associated Air Balance Council (AABC) National Standard for Total System Balance, or National Environmental Bureau (NEBB) Procedural Standard for Testing Adjusting and Balancing of Environmental Systems, and the appropriate section for Testing, Adjusting and Balancing in the Project Specifications.
