Specifications include, but are not limited to: • Investigation/condition assessment and analysis of building envelope components (exterior walls, windows, doors, decks, and roofs) including a thorough visual examination of the building envelope components and details; • Investigation/condition assessment and analysis of interior finishes within the building, including, but not limited to, above ceiling tiles, to identify typical patterns of staining, waterrelated damage, and deterioration of the interior finishes; • Conduct moisture probe surveys, window testing, and/or exploratory openings to determine the extent and nature of moisture damage. Use of non-destructive testing methods may be required to evaluate the moisture levels present within the interior drywall, exterior plaster cladding substrate, and roofing; • Conduct water testing on selected areas on building enclosures, from the boom lift or swing state, in an effort to identify voids/breaches in the building enclosure systems; • Evaluate and review original construction documents as well as any shop drawings and studies provided by Texas State. The purpose of the document review will be to ascertain the building construction type, building envelope and roofing components, and areas where previous problems have been observed, as well as to develop field data sheets upon which to record observations during the visual survey; • Provide construction administration including field observation and testing; and • Provide summarized, written reports that include findings, photographic documentation, preliminary conclusions, and recommendations for repairs, maintenance, or further investigation, if deemed necessary based on findings. The repair recommendations may be presented as various options and/or priorities, based on the findings of visual assessments.
