7.1 Scope of Services to be Performed The required services to be provided are preventive maintenance, system diagnostic and repair services on all HVAC systems at Austin State Supported Living Center (AuSSLC). The Contractor shall provide maintenance services, as well as system diagnostics, repair, and installation services, as requested. All repair services shall be billed at an hourly rate. Prior to any repair services commencing, the Contractor shall provide the facility a quote for the specific repairs that should include material, parts, and labor estimates, as well as the estimated time needed to complete repairs. AuSSLC’s HVAC systems include approximately five hundred (500) unites of related equipment (Exhibit G Equipment List), including but not limited to cooling towers, pumps, driver, chiller, individual steam piping distribution systems throughout the AuSSLC campus. Contractor shall provide the requested services for the HVAC systems, including related plumbing work, piping insulation work, and monthly and quarterly preventive maintenance services. In the event that an HVAC system is down for repair, the Contractor shall have available and lease to AuSSLC, as needed and for the duration of repair, HVAC and support equipment for heating and/or cooling up to 400-ton capacity.
