Task 1. Topographic and Tree Survey - The successful proponent will prepare a topographic, utility and perimeter roadway improvement, and tree survey of the property and adjacent public roadways for use with site planning and civil engineering design, replatting, and other purposes. The survey will consist of: elevations around the immediate perimeter of the site; contour lines representing the surface of the existing ground at one foot intervals based on a survey grid system and tied to existing control points; observed (only if clearly visible from the surface) locations of existing water, sewer, storm drain, and franchise utility facility appurtenances; Texas 811 markings of subsurface utilities that are in place at the time this work is being done; and two benchmarks established with the survey. The successful proponent will prepare a Tree Survey of the property for the purpose of preparing the conceptual site plan. The survey will show approximate locations of trees, their likely species, an estimate of their size, and the location of all trees meeting the requirements of any local tree protection ordinances. As an option and if requested, a tree health assessment or arborist report will be provided as an additional service. Task 2. Boundary Survey - The successful proponent will conduct an on the ground survey to recover boundary monumentation, to resolve the boundary lines of the subject property, and to prepare documentation for future use. Task 3. Final Plat Preparation - The successful proponent will prepare and submit a Final Plat, Checklist, and Application to the local jurisdiction for review, attend one meeting with review staff and, if required, one public hearing at which the item is considered for approval.
