1. Roof Preparation and Cleaning Contractor shall perform a full inspection of the existing roof surface to identify debris, loose materials, or areas requiring pre-treatment. Contractor shall thoroughly clean the entire roof area to remove dirt, dust, organic growth, and accumulated debris. Cleaning shall ensure a solid and proper surface for the installation of new roofing materials and provide good adhesion conditions. Note: No removal of the existing roof system is required. This project is an overlay only. 2. Insulation Installation Contractor shall supply and install 3-inch Polyisocyanurate (Polyiso) insulation boards with an R-Value of approximately R-16 to R-18 (per manufacturer specifications). Insulation shall be installed across the entire roof area and fastened either mechanically or adhered to as per manufacturer recommendations and industry best practices. Installation shall ensure continuous thermal protection, stability, and compliance with applicable building codes. 3. TPO Membrane Installation Contractor shall supply and install a new single-ply Thermoplastic Polyolefin (TPO) roofing membrane over the insulation. TPO membrane shall be a minimum of 60 mil thickness (or as specified by the City). All seams shall be heat-welded to create a continuous, watertight roof surface. Installation shall follow manufacturer specifications and industry standards for adhesion or mechanical fastening. Flashing, terminations, and penetrations shall be fully sealed and watertight to ensure long-term roof performance. 4. Edge Flashing Installation Contractor shall fabricate and install new, custom-fit edge flashing around the full perimeter of the roof system. Flashing shall be secured and sealed to prevent water infiltration at all roof edges. Installation shall follow industry standards to enhance roof performance and service life. 5. Exterior CMU Wall Preparation and Painting Contractor shall clean and prepare all exposed exterior CMU (concrete masonry unit) walls, removing dirt, mildew, loose paint, and debris. Surfaces shall be patched and repaired where cracks or damage are identified. Contractor shall provide all labor, materials, and equipment, including exterior paint. Contractor shall apply primer and a minimum of two coats of high-quality, weatherresistant exterior paint in a color approved by the City. Work shall ensure a smooth, uniform, and durable finish.
