1. Texas Parks and Wildlife Department (TPWD) is soliciting bids to lease one (1) residence between 1,500 and 2,000 square feet located within 30 driving miles of Big Spring State Park, in Howard County, Texas, in accordance with the following specifications. TPWD prefers to lease a single-family house but will consider bids for duplex facilities and/or apartments. Specifications shall meet or exceed the following: 4.1. One (1) residence located within 30 miles of Big Spring State Park, unfurnished except for all items specified below. 4.2. Minimum of 1,500 square feet. 4.3. Minimum of three (3) bedrooms. 4.4. Minimum of two (2) bathrooms. 4.5. Levels: Single story or two-story acceptable. 4.6. Pets: Property must allow indoor/outdoor large breed dogs up to one hundred (100) pounds. 4.7. Yard or accessible green space for dogs and children required. 4.8. Fencing in good condition. 4.9. Appliances: a) Refrigerator with freezer required and in good working condition. b) Stove/Oven required and in good working condition. c) Washer and dryer hookups required, gas or electric acceptable. 4.10. Flooring: a) Carpet acceptable. Shall be pulled tight, clean, no odors and minimum stains. b) Tiling, laminate, and wood acceptable. Shall be clean with normal wear and tear but no major damages. 4.11. Parking: a) Required for minimum of two vehicles. b) Garage, covered, or street parking within proximity of house, duplex, or apartment. 4.12. Window Treatments (preferred): a) Blinds preferred. Shall be in good working conditions. b) Curtains acceptable. Shall have no odors or stains. 4.13. Heating and cooling: a) Central heating and air conditioning required in each room, capable of providing effective heating and cooling. b) Thermostat for heating and cooling shall be controlled by tenant. c) Window units may be acceptable for some rooms. Window units shall be in good working condition. d) Tonnage of HVAC equipment shall be adequate for the size of the residence.
