LEGAL DESCRIPTION: The Property is approximately 3.5-acre tract of vacant land located on the east side of Highway 87 frontage road at Buffalo Stadium Rd, Canyon, Randall County, Texas and being more particularly described as: 3.495 acres of land, (a called 3.5 acres) more or less, being a part of the Southwest Quarter of Section No. 1, in Block 1, TT RR CO Survey, A-534, Certificate No. 49, and being further described by metes and bounds, being the same property conveyed by R. W. Elliston and wife, Mrs. Jewel E. Elliston to L.S. Johnston, dated 3/2/1954, recorded in Volume 166, Page 211, Deed Records of Randall County, Texas.. The Property is further identified as Potter-Randal County Appraisal District Property ID: 116337, and zoned SF-A Single Family Agricultural Residential. All oil, gas, and other minerals, all geothermal energy and associated resources, and all groundwater or other subsurface water of any kind or nature in, under, or from the property are reserved by the A&M System and will not be included in the sale.
