2.1.1. Brokerage Services The GLO will require Broker(s) selected from this solicitation to provide the following specific services and any ancillary services related thereto: a) Marketing. The Broker shall submit a marketing plan to be approved by the GLO, including all marketing materials such as signage. b) Disposition Plan. The Broker shall assess the marketability of listed properties and develop a marketing or disposition plan to obtain a joint venture partner or long-term ground lease for the property (e.g., by direct sale, negotiated sale, etc.), as approved by the GLO. The marketing plan shall be due two (2) weeks after the execution of any work order resulting from this Solicitation. c) Web Inventory. The Broker may, depending upon the disposition plan, provide a web site with current property listings, detailed property descriptions (including map location and driving directions from closest major city), digital pictures accurately depicting the properties, and contact and sales information for potential buyers. d) Coordination with Buyers. The Broker must respond to interested buyers within 24 hours, excluding weekends and holidays, of any expression of interest and make accommodations for a local representative to show the property. e) Broker Opinion of Value. The Broker shall provide, at the GLO’s request, an opinion of value on any state property within the Broker’s assigned zones, not necessarily in conjunction with a listing f) Negotiation and Completion of Disposition, Partnership or Long-Term Ground Lease. The Broker shall, as directed by the GLO, perform all services required to negotiate and complete the procurement of a partner for a joint venture partnership or long-term ground lease of any listed property. 2.1.2. Property Leasing Services a) Lease Plan. The Leasing Agent will provide experienced staff that can perform leasing services for various properties such as office, retail, industrial, and others. The assigned Leasing Agent will develop a leasing plan for the property s approved by the GLO. The leasing plan will include an analysis of market lease rates, commission rates, and a specific lease strategy for the subject property in the work order. The leasing plan shall be due two (2) weeks after the execution of any work order resulting from this Solicitation. 2.1.3. Property Management Services a) Property Management Plan. The Real Estate Property Manager will provide experienced staff that can perform property management services for commercial/residential properties such as office, retail, industrial, residential, or others. Respondents must provide evidence of their accounting and reporting capabilities to the GLO. The Real Estate Property Manager must provide a property management plan that identifies required reporting, staffing, and other additional requirements specifically associated with the property prior to the approved work order.
