Specifications include, but are not limited to: Summary: The purpose of this project is to rehabilitate the existing premises to meet code standards. Work shall include carpentry, painting, demolition, roof trimming, roofing, gutters, weather proofing, plumbing hardware. The project is for two building units and repairs in other ones. General Requirements: All work shall comply with the Department of Community Development’s /Municipal housing general requirements, work specifications, and with all applicable building codes currently adopted by the City of Laredo. Contractor shall keep job site clean, safe, and in an orderly manner. Contractor shall haul debris to the City landfill weekly. Contractor will be solely responsible for obtaining and paying for all required city permits, request for construction progress inspections, and final inspections of this project. Contractor shall familiarize himself/herself with the scope of the project, existing conditions and proposed improvements. No additional compensation will be given to the contractor for failure to visit the job site and familiarize himself/herself with the project as noted. The contractor is responsible for the project, his work force, his subcontractors, and all others associated with the work. The contractor shall furnish all new materials and new materials are to match existing, in size, thickness, design, and value. The contractor shall be responsible for any damages caused to the Owner’s property during the construction operation. The contractor shall make sure that all existing and improvements are in complete functioning order. The contractor shall provide all necessary labor, materials, and equipment. Contractor shall provide color samples of paint and any other materials to the Owner for selection. Temporary Services: Contractor shall provide a portable toilet and trash dumpster/dump truck at the job site prior to starting the project. Failure to provide these services, will result in a change order credit towards the homeowner, as determined by Municipal Housing. Demolition: All demolished materials shall be disposed of properly and hauled to the City landfill. Remove entire roofing system to allow for the new construction. Carpentry: Wood: Carpentry All wood to be used shall be #2 Southern Pine W.W. or better. Provide and install all new materials and replace all rotted, damaged, or missing, framing Roofing: Carpentry Provide and install new ½” CDX plywood roof decking throughout the roof, where damaged if needed. ROOFING: SCOPE OF WORK: 2302 Lafayette estimated 800’s area. 1. Removable of approximated 60 to 70 sq. of existing fiberglass roof shingles on existing 2 story apartment building. 2. Remove any debris that have accumulated on all gutters and roof system. 3. Perform any gutters repairs: Re-hung and re-nails gutters. 4. Replace any section of roof gutter damaged with the same existing commercial system and color. 5. Correct any gutters pitch for properly water flow. 6. Seal leaking seams. 7. Repair or replace sections damaged of ridge caps, downspouts and paint them. 8. Repairs or replace any eave roof damaged and rotten wood with the same or equal material and paint and seal matching existing building color. 9. Perform any eves and facia repairs. 10. Trim any trees that prevent properly roof shingles installation. SCOPE OF WORK: stairs ways maintenance and repairs for 100’s and 300’s area 1. Remove rust from metal staircases and prime and paint properly. 2. Fix a damaged staircase. 3 .Replace staircase steps, shelves, or parts of the railing as needed. 4. Improve the security of the staircases by adding or welding necessary structural metal parts. 5. Rejuvenate the appearance of old metal staircases. 6. Refurbish any type of metal staircase.
