Specifications include, but are not limited to: 4.1 Semi-Annual Services to be performed during Summer break and Winter break. The District reserves the right to change the schedule and will inform the Contractor as soon as possible. 4.1.1. The Summer PM will include major services such as sanitizing ice machine bins, cleaning filters, etc. 4.1.2. The Winter PM will include services such as cleaning coils and condensers. 4.2. Services are to be in accordance with Original Equipment Manufacturer (OEM) suggested maintenance schedule and are to include: 4.3. A thorough inspection is to be made of all systems, with any problems reported via printed documentation to the District representative. 4.4. Clean, adjust, lubricate, trouble-shoot and/or make any other adjustments or repairs necessary to keep the equipment in proper operating condition. 4.5. During the semi-annual preventative maintenance, if a need for a repair is discovered: 4.5.1. Contractor shall furnish all labor, materials/parts, supplies, oils, lubricants, cleaning compounds, wiping materials, tools and equipment necessary for the proper maintenance of commercial and residential kitchen equipment. 4.5.2. Contractor shall correct any deficiencies to the equipment unless otherwise specifically excluded as work covered under this contract. 4.5.3. Contractor must notify the District of the issue 4.5.4. Contractor must provide detailed information about the repairs needed, including an estimated cost. 4.6. The company shall be licensed by the Texas Department and Licensing and Regulation Board to perform Class A air conditioning contracting, as applicable.
