1. Program requirements include: a. Handling all aspects of getting bids and the selection of applicable subcontractor(s) to make the necessary repairs. b. Ensuring bids from subcontractors do not exceed $10,000.00. c. Obtaining approval from SAWS prior the subcontractor performing any work. d. Serving as the Program Manager and minimizing SAWS’ staff involvement and time to include: i. Hiring the subcontractor ii. Hiring the inspector for post inspection e. Ensuring a waiver of damages is signed by each homeowner. f. Provide invoices for each completed repair to be approved by SAWS. g. Ensure home is deemed structurally sound by the contractor prior to the start of any work. h. Provide SAWS with copies of permits, as well as photos of work of the homes condition prior to repairs, and after repairs to note improvements made. 2. Structural work is limited to the damage that is preventing the repair of the plumbing leak. Examples include: a. The bathroom subfloor is water damaged and must be repaired to properly set a new toilet. b. Enclosure needs to be built to install water heater to code. 3. Eligible home repairs may include but are not limited to: a. Flooring replacement, including subfloor and bracing, b. Water heater enclosure, c. Kitchen sink and countertop and/or cabinet replacement, d. Bathroom vanity and/or sink, e. Siding and/or framing, if required, to receive necessary permit approvals from the City of San Antonio f. Replacement of shower or tub inserts, g. Paint, caulking, and other finish work as needed only to complete the necessary repair needed to make plumbing repairs.
