The scope of this project at 2312 Roosevelt Street in Bryan involves the construction of a slab-on-grade engineered concrete foundation with the dimensions of sixty feet (60’) by one hundred feet (100’). A geotechnical survey was completed on the site and the foundation was designed using the site Geotechnical from Terracon. The foundation design was completed by Dudley Engineering, LLC. The drawings of the foundation are dated 5-1-2025 and contain 9 sheets. Both the geotech report and engineered plans are part of this RFP. The foundation will be located per the attached site plan. The plat of the lot is also attached. The corners of the lot have been marked by a surveyor. Site work consist of excavating three feet six inches (3’-6”) of material extending five (5) feet from beyond the perimeter of the building and refilling with 3’-6” of select fill. The select fill shall be compacted to 95%. The select fill will be placed and tested three (3) places every eight (8) inches of lift. The City will pay for all testing. Any failed test will be back charged to the contractor. The concrete mix shall be 3,500 psi. Two (2) submittals will be required for this project and are as follows: • Reinforcement submittal with placement drawings • Concrete mix submittal A Building permit will be required. Fees associated with the permit will be waived. Pre-pour inspections are required by both the City and structural engineer. Notice requirements to the City and Structural Engineer are detailed in the foundation design drawings. Concrete testing will occur at a minimum of five (5) 6” X 12” cylinders for every 30-cubic yards of concrete. All design requirements are shown in the attached foundation design drawings except for the placement for the PEMB anchors. Anchor place details will be provided by the City to the contractor during the construction of the foundation. The surface finish shall be a troweled finish. There is no plumbing or electrical rough-ins embedded in the concrete for this foundation. All debris and form material will be removed from the site when project is finished. The final exterior grade around the perimeter shall be sloped to provide effective drainage away from the slab 8 feet.
