The Project includes renovation and update of the exterior façade of the existing Joe Ben Welch Student Center building to enhance the building aesthetics to be more consistent and complementary with other buildings on campus and to extend the building’s expected useful life. The renovation project includes: removal of existing veneer (EIFS over a CMU back-up wall substrate) and replacement with a thin-brick masonry veneer system to address existing building leaks at exterior wall assemblies; incorporation of new mansard style roof panels on top of and around the perimeter of the existing roof to remain and additional structural support framing to support these elements; additional minor repairs to existing roofing system included to address building leaks; addition of new gutter and downspout system and installation of roof drain covers; incorporation of new metal canopy structures over exterior doorways of the building and incorporation of new exterior lighting at these canopies; replacement of existing exterior hollow metal doors, frames, and hardware; replacement of existing exterior wall-mounted light fixtures; cleaning and repainting of interior CMU at gym area; replacement of acoustical wall panels at interior of gym area; replacement of water damaged acoustical baffles at interior of gym area ceiling; replacement of exterior building signage; replacement of exterior mechanical yard gate; removal of landscape; modifications to railings at west of building; removal of existing coiling door at south of building and infill with exterior wall assembly; and any other scope included in the bid plan set.
