Contractor shall perform, as requested and approved Denton State Supported Living Center services that may include but not be limited to: a) Inspection of interior and exterior HVAC systems and components to diagnose malfunctions b) Perform minor and/or major repairs c) Removal of old equipment and installation of new equipment d) Inspection and repair or replacement of duct systems e) Inspect supply and return vents f) Walk-in Freezers and Coolers; Preventive Maintenance Services may include but not be limited to: a) Inspect, clean or change, lubricate components b) check system controls c) calibrate thermostat d) clean system thoroughly e) inspect fuel lines for leaks f) clean evaporator and condenser coils g) clean exhaust fans h) inspect burners, ignition systems and heat exchangers i) tighten and inspect electrical connections j) identify and recommend options to increase energy efficiency k) optimize controls and calibrate applicable equipment
