HHSC PCS is seeking competitive bids to establish contract(s) for general maintenance and repairs at the Corpus Christi State Supported Living Center. The Contractor shall be responsible for general maintenance work needed throughout the CCSSLC campus. General Maintenance work shall include: 1. Plumbing such as installation or removal of toilets, water fountains or sinks. Repair or replacement of sewer piping or water lines. Jetting services or waste removal. All plumbing services shall be performed by Licensed personnel, refer to section 7.1.5 Minimum Experience and Qualifications, for further details. 2. Concrete work such as installing or repairing walkways and tramways. Installing or repairing sidewalks or ramps. 3. HVAC - Perform services such as new installations/repairs/replacement of broken equipment, belts, changing filters, and coil cleaning, etc. 4. Ceiling/Roof - Maintenance, repair, replace of lay-in ceiling tile and hard ceiling tiles, troubleshoot cause of stained ceiling tile. Inspect attic on an as needed basis. Inspect and repair roof for damages on an as needed basis. Repair and inspect ceiling fans. 5. Flooring - Maintenance, repair, replace flooring, replace carpet tiles, installs or repairs carpet, vinyl composition tile (VCT), luxury vinyl tile (LVT), etc. Install flooring; assemble prefabricated furniture or even custom-build new furniture or cabinets. 6. Electrical - Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wiring circuits, installation of upgraded wiring to the breakers, exterior light poles, etc.) using appropriate hand, power and specialty tools. Adding or removing electrical conduit, install campus lighting such as lamp posts, or outdoor building lights. Adding, removing or relocating electrical outlets. All electrical services shall be performed by Licensed personnel, refer to section 7.1.5 Minimum Experience and Qualifications, for further details. 7. Exterior of building- Perform upkeep and maintenance to outdoor areas such as walkways and exterior buildings. Power wash building as needed. Clean and gutters, and remove leaves, snow, fallen branches or other debris from walkways. Repair outdoor structures and furniture damaged by weather, age or accident. Clean and replace exterior lighting. Repairs stucco, plaster, drywall, sheetrock wood, concrete or brick; Prepares and paints walls and woodwork or performs other types of refinish. Tighten cabinetry or appliance hardware. As needed concrete services for sidewalks, pavement, and parking lot; 8. General - Repair and maintenance of lockable hardware such as doors, automatic electric doors, hanging doors, fitting locks and handles, etc. and windows to ensure safety of the facility. Replaces broken windows and closets; installs window blinds. Performs masonry work to provide operable and efficient facilities for Department personnel. 9. Interior of building. - Installation and repair of ceramic tile. Doors shall be repair and replacement as needed. 10. Painting (provide interior and exterior walls painting); e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes. 11. Complying with ADA and Life Safety Code requirements; 12. General carpentry (building repairs/remodeling) such as repairing or constructing handicap railings, construction of platforms or other accommodation for patients. Building or installation of cabinets or tabletops. Construction and installation of pergolas, gazebos, or benches. 13. Handyman services assist in assembling/disassembling furniture, hanging bulletin boards, moving furniture from one building to another, etc. 14. Provide Emergency building repairs. Any of the services mentioned in this scope of work may be classified as Emergency repairs needed by the facility representative when the safety of patients and facility personnel is at risk.
