Specifications include, but are not limited to: The Contractor shall provide a facility maintenance contract which includes remedial maintenance, preventive maintenance, and monitoring of the facility systems and related equipment listed below (collectively the "Facility Systems"). These systems and related equipment located in the HHSC data centers and the electrical rooms within the John H Winters Complex, and the North Austin Complex. a) Services Requirements The Contractor shall provide preventative maintenance , remedial maintenance and remote monitoring of the Facility Systems on a twenty-four (24) hour, seven (7) days a week basis. b) Mechanical, Electrical, and Plumbing Systems 1. The Contractor shall provide preventative maintenance, remedial maintenance and remote monitoring of the following mechanical, electrical, and plumbing systems: i. Electrical Systems: A. Uninterrupted Power Supplies (UPS) B. Transformers C. Switchgear D. Electrical Panels E. Starline Busways F. Buss plugs G. Monitors ii. Mechanical Systems: A. Liebert Computer Room Air Handling Units (CRAH) B. American Power Conversion (APC) InRow Coolers C. Chilled Water Distribution Loop in the data center D. Specialty Systems consist of the Aquasafe water leak detection system c) Monitoring Facility Systems 1. The Contractor shall provide 24/7 remote monitoring of alarms from the Building Automation System (BAS) and Data Center Infrastructure Management Tool (DCIM). 2. The Contractor shall be granted access to the Building Automation System for the purpose of monitoring the following: i. Chiller Status ii. Chilled Water Pump Status iii. Chilled Water Temperature 3. In addition to receiving access to the BAS the Contractor shall receive notifications via email and text from the BAS in event of a system alert. 4. The Contractor shall be granted access to the DCIM for the purpose of monitoring the following: i. Chilled Water Supply Temperature ii. Data Center Temperature iii. Data Center Humidity iv. UPS v. Busways vi. Computer Room Air Handlers vii. InRow Coolers 5. In addition to receiving access to the DCIM the Contractor shall receive notifications via email and text from the DCIM.
