Specifications include, but are not limited to:The Work of the Project is defined by the Contract Documents and includes, but is not limited, to the following: 1. Replacement of existing shingle roofs with new standing seam metal roofs at all Apartment Buildings and at the Community Center. 2. Replacement of existing aluminum windows with new window units as specified at all Apartment Units and at the Community Center. 3. The surface preparation and painting of all exterior cement plaster-finish walls at all Apartment Buildings and at Community Center, as well as, all soffits and all other surfaces and components indicated in Drawings. 4. Miscellaneous interior and exterior improvements to all Apartment Units and to Community Center as indicated in Contract Documents. 5. Miscellaneous site improvements as indicated in Contract Documents. 6. Upgrade of exterior lighting as indicated in Contract Documents.. 7. Construction of a new Community Pavilion as indicated in Contract Documents. 8. Enhancement of site entrances, including new gates and site access controls as indicated in Contract Documents.
