The Developer will promptly provide for environmental remediation, as necessary, demolition or restoration of the building(s) at the purchased property, and a building project development to result in a certificate of occupancy. Subsequent to the asbestos abatement, the certificate of occupancy is to be received within three (1) year, or a time as agreed. The intent of this RFP is to select a qualified candidate with a proven history of successful real estate development which includes their role in planning, designing, financing, developing, and constructing high quality retail developments. Developer will commence the building project to be completed and issued a certificate of occupancy within one year of the effective date of the agreement. The City is willing to negotiate as to the actual timeline. The City intends to hold the Developer to the agreed timeline.
