The City of Bryan, Texas ("City") is seeking a Design/Build firm ("D/B Firm") to provide comprehensive design and build services for a World Class Entertainment Attraction in Travis Bryan Midtown Park, including a lighted and audio synchronized water feature, spanning between 320 and 400 feet with potential for future expansion; for reference, see Attachment B. The City prefers concepts that integrate technology, water, lighting, digital image projection, ariel events, and/or any other creative ideas. The lake is approximately 23-acres in size and is currently used as a detention pond, resulting in fluctuating water levels. The normal water elevation of 305 inches is maintained using wells. A 100-year weather event, however, could increase the water level by as much as six-and-a-half (6.5) feet, to a level of 311.5 inches. It is the City’s intent to contract with one (1) service provider for the design and construction of the water features, and any associated service(s), equipment, or technologies. However, the City is open to contracting with multiple Firms for the design and construction phases. Formerly a municipal golf course, Travis Bryan Midtown Park has evolved into a dynamic hub featuring attractions like Topgolf, Travis Fields, and Legends Event Center. Positioned as the future home to Schulman's Movie Bowl and Grill, a signature park, and a lake boardwalk, the park is poised to become a focal point in the region. The envisioned lighted water feature is set to be the newest addition to this expansive park, enhancing its appeal by offering a captivating and immersive experience amidst the diverse attractions and recreational facilities. The lighted water feature at Travis Bryan Midtown Park must integrate and synergize with the existing and future features. The Park Property is comprised of almost 148 acres, including the former municipal golf course property, the two (2) existing parks, and the Bryan Municipal Lake: Brazos Central Appraisal District (BCAD) Property ID 101898 at 98.60 acres and BCAD Property ID 101897 at 43.13 acres. Williamson Park includes the following amenities: a skate park, two (2) pavilions, a restroom facility, a basketball court, green space, and a parking area. The Astin Recreational Area includes lakeside property, parking, and green space. Travis Park, BCAD Property ID 50975, is part of an approximate 27-acre tract, and is not part of the 148-acre property as it is further north and not directly adjacent to the former golf course property, but complements Midtown Park. The site is in close proximity to a premier two-year college (Blinn College) and a world-class university (Texas A&M University).
