The Contractor shall exercise precaution at all times for the protection of all persons, including employees, and property. Traffic cones, barricades or other forms of protection shall be provided as required to protect people from injury. All possible safety hazards to workers or the public shall be corrected immediately and left in a safe condition at the end of each work day. The Contractor shall be responsible for all repairs associated with damaging underground facilities. The Contractor should contact the appropriate utility company if there are any questions about the location of utilities to avoid damage to them. The Contractor shall provide a one year warranty from the date of closing against defective materials, equipment or workmanship and shall replace or repair to the satisfaction of the City any defects developing within that period at no cost to the homeowner and/or City. The Contractor shall be responsible for delivering to the homeowner at the time of closing, all warranty cards, operating instructions, etc. for all equipment and appliances installed. 2. MINIMUM SPACE USE AND LOCATION REQUIREMENTS 2.1. GENERAL STANDARDS o The lot or defined site must be free of debris, garbage or other accumulations of site stored items that create possibilities of infestation. The site must be generally level, well drained, and accessible. o All bedrooms must have access to closets for storage of clothing and at least one escape window, as required by code. o All walk-in bedroom closets shall be equipped with a switched, ceiling mounted light without an exposed light bulb, unless noted otherwise. o Each new single-family home must be provided with either a one-car or two-car garage with an automatic garage opener and remote. ▪ Each one-car garage must be a minimum area of 12’ wide x 20’ deep, and each two-car garage must be a minimum area of 20’ wide x 20’ deep, unless directed otherwise or approved otherwise. ▪ Garage pedestrian doors shall be fire rated and have self-closing hinge. 3. MINIMUM STANDARDS FOR BASIC EQUIPMENT AND FACILITIES 3.1. KITCHEN Each home must have one kitchen equipped with the following: o The kitchen sink must be stainless steel (16-18 gauge), double bowl and connected to both hot and cold potable water supply lines under pressure and to the sanitary sewer waste line. When installing such components, water supply shut-off valves must be installed. The sink must have minimum dimensions of 33 inches long by 22 inches wide by 8 inches deep with sink strainers, and food disposal unit. o The kitchen must contain an Energy Star certified dishwasher in good working condition and capable of supplying the service intended. The color must be either black, white, or stainless steel, where all appliances match in color and brand. Note: Acceptable dishwashers must be LG, GE, Whirlpool, or other approved brands. o The kitchen must contain an exhausted hood, vented through wall or roof, and a minimum 30- inch-wide electric range, unless otherwise specified by CDD. The kitchen must contain a microwave integrated with the range hood and the color must be either black, white, or stainless steel where all appliances match in color and brand. Note: Acceptable oven and stove or range must be LG, GE, Whirlpool, or approved equal Energy Star appliance. o The kitchen must contain an Energy Star certified refrigerator/freezer, with a minimum of 18 cubic feet capacity, connected to the power supply, in good working order and capable of supplying the service for which it is intended. The color must be either black, white, or stainless steel, where all appliances match in color and brand. Note: Acceptable refrigerators/freezers must be LG, GE, Whirlpool, or approved equal.
