The selected Design-Builder will be expected to provide turnkey design and construction activities for this project resulting in complete and fully functional facilities that satisfy all project requirements and contract terms. The Design-Builder, as the sole responsible source for total project compliance and construction related performance (including architectural programming, design, and construction services) will hold all design professionals, testing services, trade contractors and trade supplier contracts. Included in the scope of work requirements are the following Design phases: • Pre-design activities: soil evaluation, surveying, and locating utilities as required • Program review, Design Development, Engineering, and documentation • Bidding/Negotiation/Award of Sub Contracts • Permitting, as required including Texas Accessibility registration and review • Construction Administration/Management • Project Closeout/Commissioning • Warranty Review The construction scope of work will generally be: • All necessary offsite and onsite utilities • All civil, structural, architectural, electrical, plumbing, and landscaping construction required by the Design Criteria and subsequent approved plans and specifications. • Compliance with all codes, rules and regulations as required by Orange County and all Authorities having Jurisdiction. The Contractor shall provide complete and functional systems, including all controls, connections, and other required material and labor while protecting all affected Orange County property.
