I. Property requirements: A. Located in one of the following zip codes: 78401, 78407, 78408, 78409, 78417. B. Have 24-hour secure access. C. Concrete or asphalt parking / turnaround areas to accommodate equipment being towed by truck that has a turn-around area to handle 50 feet overall. D. Adequate drainage and slope so water runs away from building. E. PREFERRED – Gate open via proximity card read with access panel accessible from vehicles. F. PREFERRED – Perimeter security fencing at least 8FT high with 3 strands of barbwire, razor wire or concertina wire. Perimeter fencing will have an electric gate at least 14FT wide to allow vehicles with boat trailers to enter facility property without blocking traffic on the public roadway. Gate will open using card entry, remote control or number access panel accessible from vehicles. II. Building requirements: A. Minimum square footage of about 2200 SQFT to house five (5) boats. B. The height of the building should be sufficient to allow for a minimum of 16 feet of clearance from floor to ceiling. C. The building should not be in a 100-year (Zone A) flood plain. D. Configured to allow the ability to park and retrieve a minimum of five (5) trailered boats without moving others. E. Smooth concrete floor inside the warehouse. F. Acceptable grade at each overhead door entrance so vehicles and equipment can enter/ exit without impacting surface or ground. G. Roll-up overhead door with an opening minimum of 12 feet wide by 14 feet tall. H. PREFERRED – The building shall be hurricane rated to Category 3 and fully insulated. I. PREFERRED – All overhead doors should be electronically operated with manual chain override. J. PREFERRED – Adequate vents and side exhaust fans to remove fumes and heat. K. PREFERRED – Steel entry doors at least 36 inches wide with double dead bolts and locking doorknobs with 6 sets of keys. L. PREFERRED – Tool room: Estimated size of 10 feet by 10 feet, to be constructed within warehouse space to include a work bench 36 inches in height by 28 inches deep by 120 inches long with bottom open shelving running the entire length of the bench. M. PREFERRED – Optional: one unisex restroom. 1. ADA accessible and compliant as per federal, state, and local code. 2. At least one sink with hot/cold water. 3. Toilets to be high and elongated design. 4. TCEQ to clean and provide consumables. 5. The restrooms must have concrete floors and floor drains. 6. Two restrooms (one male and one female) 7. Provide a Shower facility III. Utilities: Electrical, water, and sewer to be included at no additional charge.
