The construction-manager-at-risk (CMAR) will be contracted directly with the County and is expected to provide assistance to the County and its representatives prior to construction; offering budget, schedule and constructability advice during the project planning and design phases. The CMAR will convert from an advisory role to the contractual role of the general contractor. The project is intended to be completed in two (2) phases: Phase I: Courthouse Courtrooms Addition and Parking Garage A four-story expansion of the existing County Courthouse of approximately 150,000 square feet with twelve courtrooms, support offices and holding cells. A 500-space parking garage will be connected to the courthouse expansion by an elevated bridge. Phase II: Courthouse Office Addition A two-story 80,000 square foot office expansion and approximately 20,000 square foot buildout of existing interior shell space to the rear of the courthouse.
