Preventive maintenance services shall be done on a monthly, semiannual, annual, and 5-Year basis including, but not limited to, the following: A. Monthly Inspections 1. Centrifugal Chillers a. Check operating controls. b. Make complete operating log and record operating temperatures, pressure, voltages, and amperages. c. Inspect Purge (if applicable). d. Check compressor oil levels, pressure and temperature. e. Inspect starter, voltage, current. f. Review operating log with operator, instruct and advise troubleshooting techniques. g. Log operation of equipment. Provide copy to Aviation Department’s Facilities Maintenance Supervisor, Special Projects Manager, and/or Division Manager. 2. Pumps a. Lubricate pump bearings per manufacturer's recommendations. b. Lubricate motor bearings per manufacturer's recommendations. c. Check suction and discharge pressures. d. Check mechanical seal for visual leaks. e. Check motor voltage and amperage. f. Check motor operating conditions. g. Inspect electrical connections and contractors. h. Operate pumps and check. i. Exercise the isolation valve. j. Log operation of equipment. Provide copy to Aviation Department’s Facilities Maintenance Supervisor, Special Projects Manager, and/or Division Manager. 3. Variable Frequency Drive (VFD) a. Examine contactors for pitting or overheating. b. Check and tighten all connections as needed. c. Check all safety controls. d. Check air filters. e.
