1. Texas Parks and Wildlife Department (TPWD) is soliciting bids for enclosed boat storage space with a minimum of 4,000 square feet located within close proximity to the Neches River, to allow for quick water emergency response, in the Nederland, Port Neches, or Port Arthur areas in Jefferson County, Texas, in accordance with the following specifications. 1.1. Boat Storage space shall meet or exceed the following: A. Enclosed storage space with minimum of 4,000 square feet. 1) Minimum height of fourteen (14) feet. 2) Minimum width of forty (40) feet. 3) Minimum depth of one hundred (100) feet. 4) Open contiguous floor plan preferred (open access to all areas from within the space) 5) Minimum of one (1) lockable garage style bay door with the following requirements. a. Minimum height of fourteen (14) feet. b. Minimum width of fourteen (14) feet. c. Bay door(s) must be functional (able to open) during power outages. 6) Minimum of six (6) 120-volt duplex power outlets 7) Minimum of one (1) 240-volt power outlet 8) Freshwater access for hook-up of TPWD ice machine preferred but not required. 1.2. Concrete (or equivalent) flooring capable of supporting heavy vehicles, boats, trailers and equipment. 1.3. Open space in front of bay door(s) with minimum width of sixty (60) feet for parking vehicles. 1.4. Overhead lighting that uniformly illuminates storage space. 1.5. Wiring with adequate amperage capable of simultaneously powering overhead lights and power outlets running small hand tools, shop fans, and ice machine (if applicable). 1.6. Facility shall include the following: A. Adequate drive and apron for access to storage space during all-weather conditions. B. Adequate drive and apron for ingress, egress and turn-around of vehicles towing vessels on trailers. (Dimensions are approximately eleven (11) feet wide by thirteen (13) feet high by forty-five (45) feet long from front of truck to boat motor.) C. Accessibility 24 hours, 7 days a week. D. Dusk to dawn outside security lighting. E. Access to a freshwater hose bib located within apron and driveway areas with adequate pressure for washing down vessels and other related equipment. F. Not susceptible to flooding during severe weather conditions. G. Access to indoor restroom with toilet, sink with standard fixtures, and adequate lighting, preferred but not required.
