Specifications include, but are not limited to: a) Services Required The following Maintenance Services are required: Exterior Building Maintenance and Repair, Interior Building Maintenance and Repair, Preventive Maintenance, and Miscellaneous Services. Interior Services include: Included but not limited to; tile, vinyl flooring, carpet, plaster and gypsum wallboard, acoustical ceiling tile, signage, doors, roll-up doors, trim, windows, window coverings, fixtures, hardware, wallpaper and paint. Exterior Services include: Included but not limited to; Building structures, interior of below grade space for evidence of water penetration, roofing, flashing, edge strips, drains, gutters, downspouts, grates, drains, caulking, awnings, balconies and roofs, window wells, exterior furniture, fencing, etc. b) Categories of Work Elevators-first responders-activities up to the point where a license or certification is required. Roofs/ Envelope-first responders- activities up to the point where a license or certification is required. Bldg. Envelope Pressure Washing Aquatic services Lock shop/Access Controls/Key Shop Carillons Campus Recreation support Move in/Move out support General carpentry-exterior and interior General campus corrective maintenance Service Provider’s parts inventory Painting Apartment building maintenance—exterior and interior Signs—creation, installation and maintenance of interior and exterior campus signage. Corrective and preventative maintenance of equipment associated with interior and exterior of buildings. Includes but not limited to roll up doors and bowling alley. Monthly life safety inspections , fire extinguishers and emergency lights. Events—support for upwards of 2,000 events per year- set up/take down support Moving/hauling—equipment, obsolete equipment, e-waste, lab equipment, bollards, dragons-teeth, planters, Mayborn museum crate delivery and removal, etc. Weather event prep, activity, and cleanup Summer make ready repairs and maintenance Support on an as needed basis BUPD requests for assistance with the unlocking of bollards and other traffic restriction devices. Athletic events- provide onsite support for football and men’s and women’s basketball home games. c) Environmental, Health and Safety Services (EHS) The Supplier will communicate to Baylor any and all accidents that include lost time or fatalities. Additionally, Service Provider will provide the following services to Baylor University under the EHS umbrella: • Respond proactively during times of ice and snow or heavy rains to ensure that sidewalks and entrances to buildings are free of ice and ponding water. • During heavy rains, BU will require the FM service provider to install plates and other forms of water mitigation at the top of certain stairwells to prevent water from flowing down the stairs and potentially flooding the mechanical rooms at the bottom of stairs. • Provide monthly life safety test results per building to Director of EHS or designee. • Ensure all employees or contractors register with EHS when conducting Hot Work. Hot Work permits will be filled out correctly and turn into EHS. • Will conduct mold/mildew clean up for areas that do not exceed 25 sqft. • Will immediately notify EHS or designee of any areas with mold that is greater than 25 sqft. • Notify immediately Director of EHS if any Federal, State, or local inspector contacts them. • Maintain Spill Prevention, Containment and Countermeasure (SPCC) area. • Will conduct periodic inspections of oil bearing equipment as indicated in the Baylor SPCC plan. • Will complete all required EHS training of all affected employees and provide documentation when requested within one week of request. • Will complete any training required by Baylor EHS department. • Maintain Universal waste collection area and ensure that items are properly segregated, stored and prepared for safe disposal. • Manage used oil storage area including but not limited to collection, labeling, storing and disposal.
