Specifications include, but are not limited to: Austin Shelter for Women and Children Renovation and Expansi Summary: The Work consists of improvements to the Austin Shelter for Women & Children, a 13,328 square-foot facility providing continuous emergency shelter, basic needs, specialized counseling, childcare & educational services for single women and women with dependent children. Detail Scope: Renovation and addition to facility to address most critical facility needs and expansion programming, existing facility renovation to include, but not limited to fire suppression system, dining room expansion, ADA upgrades (American's with Disabilities Act), code compliant kitchen ceiling and site improvements including irrigation, site drainage, tree rehabilitation and planting, new drive for emergency vehicle access and safe walking path. New additions will provide additional sleeping quarters for family groups with older males, expanded child care facilities and increased parking. This facility provides twentyfour hour temporary residential and social services. The facility will remain open during construction. The contractor will be required to coordinate with the facility operator to work schedules, utility and work area shutdowns. The Work of this Contract includes requirements to achieve LEED Silver certification as admistered by the U.S. Green Building Council (USGBC) and it is a nationally known Green Building Rating System. These requirements are shown in all applicable specifications including in the Division 1 sections 01352 and 01505. It is the intent of the Owner to work in partnership with the Contractor in implementing sustainable construction practices to the greatest extent possible. The Work of Project is defined by the Contract Documents and consists of the following: 1. New Building: Daycare facility, approximately 2,000 square feet with additional porches and outdoor spaces including but not limited to masonry, cement plaster, rough carpentry, limited structural steel, mechanical, electrical, plumbing, interior finishes, metal roofing, doors, windows, hardware, toilet accessories, and casework. 2. Addition: New dormitory wing and building entry approximately 4,500 square feet, including but not limited to masonry, cement plaster, rough carpentry, limited structural steel, mechanical,electrical, plumbing, interior finishes, metal roofing, doors, windows, hardware, toilet accessories, and casework. 3. Renovation to existing approximately 17,500 square foot facility: Includes but is not limited to adding new fire suppression sprinklers, adding new kitchen ceiling, selective demolition, new partitions, new doors and frames, new plumbing fixtures, repair of existing windows, concrete work to create new ramp and stairs, new lighting in reconfigured areas, minor roof and wall repairs, some new windows and doors, and Mechanical and Electrical work in reconfigured areas. 4. Sitework: Includes but is not limited to limited demolition of existing paving, new curb cut and entry drive, parking, walks, tree protection, landscaping, playground, fences and gates, utility extensions and relocations, temporary construction entrance, temporary employee parking and walk, grading, raingarden, and site lighting.
