Specifications include, but are not limited to: The Services will vary from Project to Project, however most Projects will be for the programming, design and Construction Administration Services for selective demolition and replacement or renovation of both exterior and interior building components in accordance with Owners standards, as they may be modified from time to time. Program requirements will vary to accommodate a variety of occupancy types, including but not limited to warehouse space, office & conference space, general purpose classrooms and teaching and/or research labs. Every Project shall incorporate sustainability principles and include consideration of improved site lighting, security and pedestrian movement through and around the Projects Site. Each Project will have a separate budget & schedule and will require separate design and Construction Documents. Programming, feasibility studies, test fits, building assessments, verification of available utilities and other pre-design services may be necessary and will be considered Additional Services, as defined in the Contract Form. Following is a brief summary of the preliminary scope for each of the proposed Projects: - Building 1A Reconstruction o Estimated $5,000,000 total project budget. o 4 month design and 9 month construction schedule. o 28,000 gross square feet. o Selective demolition of an existing two story building shell, MEP and IT systems preservation of primary structure for construction of a new building envelope, MEP, IT and fire protection systems to create class B office space used primarily as swing space. - Building 3 Renovation o Estimated $9,300,000 total project budget. o 6 month design and 10 month construction schedule. o 63,000 gross square feet. o Selective demolition and renovation of an existing two story building for University of Houston Technology Services and Support consolidation new building envelope and interior improvements, MEP, IT and fire protection systems to create class B office space. - Building 2 Renovation o Estimated $4,225,000 total project budget. o 6 month design and 8 month construction schedule. o 24,000 gross square feet. o Selective demolition and renovation of an existing two story building for support space to house various University of Houston administrative departments new building envelope and interior improvements, MEP, IT and fire protection systems to create class B office space. - Preparation of a comprehensive master site development plan improving site lighting, security, pedestrian movement through and around ERP, and strategic use of indigenous vegetation.
