All debris shall be removed from the park property and disposed of in accordance with all applicable regulations, unless specifically noted. 1) Remove all shingles, nails, flashing and underlayment from cabins. New Work 1) The contractor shall inspect roof decking to ensure it is in good condition. Any decking found to need replacement shall be replaced with like material by the contractor. For bidding purposes, contractor shall include the price to provide and replacing 600 square foot in their bid. 2) The contractor shall provide and install new architectural shingle roofs on 44 structures at Group Camp 1. All materials and methods shall comply with manufacturer’s recommendations and specifications. The installation includes the following structures: one check-in station (22 foot x 16 foot), nineteen cabins (22 foot x 24 foot), three bathhouses (20 foot x 20 foot), two large cabins (51 foot x 38 foot), one small shack (10 foot x 10 foot), one large cabin (30 ft x 32 ft), five group camp cabins (28 foot x 19 foot), one cabin (23 foot x 21 foot), one cabin (44 foot x 26 foot), four cabins (19 foot x 15 foot), one cabin (27 foot x 51 foot), one cabin (24 foot x 30 foot), one pavilion (30 foot x 70 foot), one cabin (38 foot x 48 foot), and one cabin (40 foot x 43 foot). All dimensions listed are approximate for the building and not the roofs. 3) The contractor shall provide and install starter strips at all eaves and rakes to ensure proper adhesion and wind resistance. 4) The contractor shall provide and install step flashing or continuous flashing around all chimneys, dormers, and wall junctions to prevent water intrusion. Step flashing shall be installed underneath shingles with appropriate overlap and integrated with counter flashing set into chimney mortar joints. All flashing joints shall be sealed using exterior-grade roofing sealant for long-term waterproofing. 5) The contractor shall use corrosion-resistant roofing nails as specified by the shingle manufacturer and compliant with applicable building codes. 6) The contractor shall provide and install a self-adhering ice and water shield over entire roof surface. 7) The contractor shall provide and install new vent boots, properly flashed, and sealed to prevent leaks. 8) The contractor shall provide and install new drip edge flashing at all eaves and rakes to ensure proper water runoff and protection of the roof deck edges. 9) The contractor shall provide and install unvented ridge cap shingles and hip shingles as required by the layout of the structure, ensuring compliance with: a. Manufacturer installation guidelines b. IBC roofing provisions and wind uplift resistance requirements 10) The contractor shall daily clean the area nails, debris, and trash. At the conclusion of the project, the contractor shall make three complete sweeps of each building.
