1. The existing EPDM roof system over the gymnasium needs to be removed down to the structural deck and replaced. This includes all three sections of the facility. The existing gutters can be reused with the new replacement system. The existing rooftop vents need to be treated with a rust inhibitor and painted. Considerations regarding the removal and replacement of the existing cladding system need to be closely evaluated. 2. The existing roof for the warehouse needs to be properly prepared to remove the existing surface rust by wire brushing. A rust inhibitive coating needs to be applied to the surface of the metal panels, then two coats of a polyurethane elastomeric coating should be applied, to include all flashing systems and details. All deteriorated fasteners need to be removed and replaced. The existing polycarbonate panels for the skylights need to be removed and replaced. The existing gutters need to be removed and replaced with a new 8-inch gutter.
