The firm must ensure that all phases of work are conducted outside the mitigation boundaries established by the U.S. Army Corps of Engineers and the Tennessee Department of Environment and Conservation. 2. Pre-Renovation Demolition and Assessment • Conduct a site visit to visually observe and document existing conditions. • As needed, make a recommendation to the County to engage a separate contractor and/or forensic engineers on a time and materials basis (separate from the Scope of Work for this solicitation) to expose the original framework to evaluate structural and mechanical needs. 3. Provide architectural and engineering services appropriate to developing bid and construction documents for the following anticipated renovation scope: • Foundation, log repair/chinking/sealing • Roof and siding replacement • Period-accurate windows and doors 4. Provide architectural and engineering services appropriate to developing bid and construction documents for the following anticipated renovation scope: • Selective demolition and disposal • Floor restoration, insulation, HVAC, electrical, and plumbing • Lath and plaster finishes or Sumner County approved alternatives • Interior and exterior painting 5. Provide architectural and engineering services appropriate to developing bid and construction documents for the following anticipated renovation scope: • Curb cut, culvert, landscaping, fencing, and lighting • Driveway and Parking area development 6. Historical Integrity • Any visible materials and finishes must reflect historical authenticity or accurate reproduction • Interpretive signage and documentation of changes
