1) The Contractor shall remove all toilets in both Restrooms. 2) The Contractor shall remove partitions in both Restrooms. 3) The Contractor shall remove all drains and toilet drops in Basement. 4) The Contractor shall remove damaged sub-floor in Men’s Restroom. 5) The Contractor shall remove all flooring in the Women’s Restroom, and all sub-floor and any damaged floor joists. 6) The Contractor shall remove water damaged insulation and sheetrock in Basement. 7) The Contractor shall remove the solid side by side double doors at the end of the Loading Ramp to add a double door with a center removable/lockable mullion. New Work 1) The Contractor shall replace damaged floor joists to match existing. 2) The Contractor shall replace damaged subfloor to match existing. 3) The Contractor shall install new insulation in the Basement to match existing. 4) The Contractor shall install new sheetrock in the Basement and finish to match existing. 5) The Contractor shall install new flooring and transitions in both Restrooms to match the existing height and appearance and install trim for a finished look in the Restroom. 6) The Contractor shall repair the subfloor under the leaking toilet in the Men’s Restroom. Page 3 of 7 7) The Contractor shall install new PVC drains and new toilet drops. The drains shall be installed all the way back to the 90 degree fitting on the exterior wall. 8) The Contractor shall install new toilets in both restrooms with new wax rings, to include new manual flush valves; any damage to existing wall tiles from installation and removal of partitions and toilets must be repaired and appropriately trimmed with like materials. 9) The Contractor shall install new solid plastic partitions using existing layout in both Restrooms. 10) The Contractor shall replace any damaged wall tiles and patch any holes in wall that remain from old partitions to match existing tiles and wall finish. 11) The Contractor shall repair all entry doors to make them functional and replace all door handles and dead bolts. New equipment shall be able to accept BEST lock cylinders. 12) The Contractor shall install framing and solid header (if necessary), to add a double door with lockable/removable center mullion at the end of the Loading Ramp. The exterior door handles shall match other handles. BEST lock cylinders shall be used, and lock must be keyed to match other door locks. 13) The Contractor shall repair/trim wall surfaces around new door structure to match surrounding finish, inside and out. 14) The Contractor shall install a continuous French drain system on both sides and the upper side of the structure, taking care not to damage utilities. The upper side drain shall be in front of the landscape timbers. The drain shall be installed according to codes for building foundation drains and will be constructed of perforated rigid pipe contained in washed gravel that allows for percolation. 15) The Contractor shall tie the gutter downspouts and HVAC, using appropriate drain grates that are plumbed into the French drain system.
