Specifications; 1. Preventative Maintenance Services: The contractor shall perform preventative maintenance services twice annually (spring and fall) to ensure the proper functioning and efficiency of all HVAC systems. The services shall include but not be limited to: a. Visual Inspection: Conduct comprehensive visual inspections of the entire HVAC system, including but not limited to: Blowers Air handlers Exhaust outlets Evaporator coils Capacitors, relays and contactors; b. Cleaning: Clean outdoor condensers and drain lines as needed to maintain system efficiency and performance. c. Lubrication: Lubricate all moving parts to reduce wear and extend equipment lifespan. d. Electrical and Gas Connections: Inspect and test electrical and gas connections to ensure they are secure and operating safely. e. Performance Testing: Ensure the system is operating within manufacturer specifications. f. Monthly Filter Change Service: Perform monthly filter changes for each building/unit to maintain optimal air quality and system efficiency.
