Routine maintenance inspections are performed throughout the year. The Schedule of Maintenance Form provides a summary of the schedules and types of inspections. General Assembly Leak-test the unit and report leak check results. Repair minor leaks as required (e.g. valve packing, flare nuts) Calculate the refrigerant loss rate and report to the customer. Check sheaves and pulleys for wear and alignment, if applicable. Check belts for tension, wear, cracks, and/or glazing, if applicable. Verify proper damper operation. Check the mechanical linkages for wear, tightness, and clearances. Verify clean condenser and evaporator. Verify clean evaporator fan. Verify clean air filters. Check all safety controls Check compressor am draws against ratings Condenser fan motor amp draws against ratings Check motor bearings or bushings Condition of blower wheels and adjust as necessary Electrical contacts, terminal ends, and connections Check operation and condition of contactors and relays Check controller operation
