The licensed commercial brokerage firm should possess a deep familiarity with the Franklin commercial market, particularly the unique dynamics of Franklin’s historic downtown. The agent will play a crucial role in curating interesting and appealing local tenants that complement the downtown area and the future park, ensuring that no noxious uses are included. Additionally, the agent will be responsible for identifying and vetting potential tenants to ensure their financial viability. The firm will provide their professional recommendations on tenant selections to the BOMA and secure leases. Property management services include communication with tenants, managing lease payments, providing reports to ownership, and other aspects of lease management. All of these services may be provided by one firm or a combination of qualified firms as part of the RFQ submittal. The property in question encompasses a gross square footage of approximately 4,500 square feet, with a net square footage of 4,009 square feet, and can accommodate up to three tenant spaces. The facility will be equipped with three electrical subpanels and three gas submeters. Due to space constraints, there are two grease duct rough-ins, as the space cannot accommodate three full commercial kitchens with exhaust hoods. The middle tenant space is designed to handle a small kitchen, suitable for establishments such as an ice cream or coffee shop.
