1 EPDM roofs a. Work to be completed in workable segments to protect against adverse weather. b. Scope and inspect all roof drains, gutters, and downspouts to ensure proper drainage. c. Remove all relevant roof equipment for reroofing – exhaust, HVAC units, conduits, drain strainers, etc. d. Remove metal edge fascia. e. Demo all ballast (where applicable) EPDM, cover board (where applicable), and insulation down to existing roof deck. f. Inspect and ensure soundness of existing roof deck. Repair/replace any defective decking. g. Extend all curbs, building expansion joints, vents, etc. as required to meet minimum required heights. h. Repair/replace any defective equipment. i. Replace roof drains/scuppers as required. j. Place new mechanically fastened tapered insulation. k. Place new fully adhered cover board. l. Install new fully adhered 135-mil fleece-backed white TPO per manufacturer’s specifications. m. Replace metal edge fascia. n. Re-install all roof equipment – exhaust, HVAC units, conduits, etc. o. Reconnect all roof equipment – recommission, test and balance. p. Verify vent pipes are in good repair and functioning. q. Verify all flashing, curbs, boots, and seams are installed and sealed properly. r. Scope and verify proper drainage of all roof drains. 2 Asphalt Shingle roofs a. Work to be completed in workable segments to protect against adverse weather. b. Scope and inspect all roof gutters and downspouts to ensure proper drainage. c. Remove all relevant roof equipment for reroofing – exhaust fans, conduits, etc. d. Remove all flashings, drip edge, etc. e. Demo all shingles and underlayment down to existing roof deck. f. Inspect and ensure soundness of existing roof deck. Repair/replace any defective decking.
