a) Upon receipt of the HVAC work order (by CCSD, Maintenance Service Provider, or the assigned HVAC Contractor) for a specific facility/facility the contractor is responsible for visiting the site within 48 hours of receiving the work order. b) Upon arriving at the site, the Contractor is responsible for reviewing the HVAC system’s location and performing a thorough diagnostic evaluation to identify issues impacting performance, including mechanical, electrical, and control system failures. c) Based on diagnostic findings, the Contractor will perform necessary repairs to HVAC systems, including but not limited to: a. Replacing or repairing faulty components (e.g., compressors, motors, fans, thermostats, heat exchangers, variable frequency drives, etc.) b. Fixing refrigerant leaks c. Addressing electrical faults d. Repairing or replacing thermostats and control systems e. Reporting preventative maintenance deficiencies related to cleaning and replacement of air filters, coils, ductwork, and other tasks identified on the maintenance preventative maintenance HVAC checklist.
