Please include both rentable and usable square feet in proposal and include the common area factor (%). • Ideal set up should include, but is not limited to: o 4 private offices for professional staff of approximately 120 square feet each o Area for 64 workstations of approximately 48 square feet each *proposals should include cost with and without workstations provided by Landlord o 1 reception area of approximately 50 square feet to accommodate a minimum seating area for up to 2 people o 1 break room to accommodate up to 4 people at a time of approximately 120 square feet o 1 break room to accommodate up to 8 to 10 people at a time of approximately 200 square feet o 2 copy/print/supply rooms for dedicated floor mounted printer and storage of approximately 120 square feet each o 1 LAN room, temperature controlled with a mini split, of approximately 100 square feet o 1 storage closet of approximately 50 square feet o 1 conference room of approximately 350 square feet to accommodate up to 10-12 people at a time o Open area to accommodate 45 file cabinets of approximately 180 square feet. o 1 Work room, open room with work surfaces and storage to accommodate up to 21 people of approximately 2,500 square feet
