1. Clemson University seeks to establish a contract for the proper operation, maintenance, management and continuous improvement of roof systems of Clemson University (may be referred to hereafter as Clemson, or University). The University may issue multiple work orders over the term of the contract for Task Number One and Task Number Three. Prior to negotiating each task order, the contractor will be required to survey, analyze, and propose modifications to designated buildings as requested by the University. Analysis will include, but not be limited to adjusting maintenance contract price, and any additional maintenance or service response prices added to support the contract. These changes must be finalized with the Procurement Officer via Record of Negotiation prior to implementation. 2. Contractor must be able to respond to any emergencies within 2 hours. 3. This contract is for the buildings listed on Facilities Buildings List. See Section V, Appendices to the Scope of Work, Appendix C. Other Clemson University entities not included in this list will need to contact Contractor directly for services and arrange for separate invoices. 4. The scope includes the roofing systems located on the main campus and the immediate surrounding areas that are owned by Clemson University. Clemson University’s remote locations throughout the state are not obligated to use services under this contract, although they may choose to do so if agreed upon by Offeror for the remote locations for Tasks 2 & 3. 2. Task Order Number One: Roof Maintenance Managers (On-Site Crew) will manage an effective maintenance program for the campus roof systems. Two qualified persons will be on-site for at least 8 hours per day from 8:00 AM – 4:00 PM, Monday-Friday, each week for the entire year. The contractor will be responsible for employee training outside of working listed herein. The contractor will address all facilities concerns and assessments related to this contract. 1.
