Property Assessment and Pricing • Conduct a comparative market analysis (CMA) of the property or properties. • Recommend an appropriate listing price based on market conditions, property condition, and location. • Assist the City with understanding market trends and buyer behavior. Marketing and Listing • Develop a marketing plan to advertise the property, including online MLS listings, signage, direct marketing, open houses, and other media as appropriate. • Prepare professional marketing materials, including photography and descriptive content. • Ensure property listings are visible on relevant platforms (MLS, Realtor.com, Zillow, etc.). Negotiation and Transaction Management • Present offers to the City in a timely manner. • Provide advice and representation in negotiations with prospective buyers. • Coordinate all aspects of the transaction through closing, including inspections, documentation, and communication with title companies and attorneys. Reporting and Communication • Maintain regular communication with designated City staff on the status of marketing efforts, inquiries, offers, and any other relevant updates. • Provide monthly progress reports and transaction summaries. Compliance • Ensure compliance with all federal, state, and local laws, ordinances, and regulations. • Disclose any potential conflicts of interest and adhere to ethical standards outlined by the South Carolina Real Estate Commission.
