Specifications include, but are not limited to: The following is not intended to be a comprehensive itemization of plan components needed to complete the required study but rather is provided as a suggested framework for the project. Demand Study · Complete an inventory and occupancy counts of existing parking within the study area, including on‐street and off‐street parking. · Identify peak demands periods. · Assess the demand for parking within the study area and evaluate the demand considering current inventory. · Project new demand based on existing development and on projected future development. Site Analysis · Evaluate the site with consideration given to each of the following: o Parking Capacity o Feasibility of other uses (office, retail, residential) at location o Ease of access o Constructability · Provide a preliminary cost estimate for design and construction of the facilities. · Provide a three‐dimensional illustration of anticipated massing. · Provide a traffic study for the site. Financial Evaluation · Develop financing strategies for the parking structure. · Recommend a rate structure. · Detail expected maintenance and operational costs. · Provide a pro‐forma detailing any anticipated revenues and the expected payback period for the parking structure. Each of the aforementioned components will be combined into a comprehensive report to be provided to the City of College Park. All deliverables and data will become the property of the City of College Park
